Glassboro, NJ’s Rowan Boulevard is a $300 million revitalization project having been planned and developed in public/private partnership between Sora Holdings, LLC as the master redeveloper, the Borough of Glassboro and Rowan University. The boulevard directly links one of New Jersey’s leading universities, Rowan University, with the borough’s downtown retail district, creating the quintessential college town. The project promotes smart growth living with mixed-use buildings offering intergenerational residential, retail, office, student housing, restaurants and a hotel in a walkable community setting.
Rowan Boulevard forms a completely new 26-acre, 1/3-mile long corridor from the foot of the university campus to a 1.5 acre town square. The boulevard will feature several mixed use buildings offering 185,000 sq. ft. of retail space, 40,000 sq. ft. of office space and 307,000 sq. ft. of residential space, along with a hotel and conference center with more than 100 rooms and an adjacent 6,000 sq. ft. restaurant. The project, in the planning stage since 2004, began construction in 2008, having completed Phase I and Phase II of student housing apartments at the foot of the boulevard in 2010, and in 2011 a Barnes & Noble Superstore and the Whitney Center, a mixed use building of retail and University housing. It is expected to attract 60 new retail stores, including a dozen restaurants, boosting the local economy by more than $48 million annually when completed. It is currently under the direction of the Borough of Glassboro, NJ.
The Wharton Executive Center (Aresty Institute, Steinberg Conference Center) is state-of-the-art facility that includes classrooms, three lecture halls, administrative offices, health club, full-service commercial kitchen, pub, and a 150-luxury suite hotel. Built in 1986, the 158,500 SF project cost $25 million.
Hamilton Square at the northwest corner of 40th and Walnut streets in Philadelphia, is The University of Pennsylvania’s newest retail and entertainment complex. Built on property owned by the University, Hamilton Square includes a cinema, a fresh food market and an 800-car parking garage and was constructed in 2000 at a total cost of $35,000,000.00
Adjacent to the Penn campus, the complex includes eight movie screens, a restaurant and coffee bar operated by Philadelphia restaurateur Stephen Starr. A large landscaped outdoor seating area, retail space, a lecture room and a video library were also constructed.
In total 52,000sf of state of the art cinema with a full service restaurant, 37,000sf Specialty Market, an 800 car parking structure, 40,000sf of renovated retail space, and 30,000sf of renovated office space were completed. Hamilton Square is a testament to the impact of strategic planning in an urban campus environment. The University of Pennsylvania utilized the project to integrate parking and retail, creating a more sustainable and attractive community.
